Manager’s Report Re Assessment, Work Orders, Landscaping, Special Projects

Financials:  The financials have been shared with Rebecca and Craig. There are no members 120+ days past due.

Mill House emailed all homeowners about the increase in the monthly assessment starting January 1, 2026.

Work Order. Since the last Manager’s Report, 13 work orders were opened.

Landscaping. Ruppert has been doing their regular maintenance including leaf removal. They also completed enhancements at 570 and 594D. The board approved a proposal from Davey Tree for pruning throughout the neighborhood in the amount of $50,320. The work has been completed and the invoice will be paid before the
end of the year.

Special Projects. The board approved a proposal from Out the Door Plumbing for inspecting sanitary sewer lines at 530-549. The work has been completed.

The board approved sewer repairs at 535, 540 and 549. The work has been completed.

Ernie, Dan and John met with NC Drainage to look at several areas. NC Drainage will provide estimates for improving drainage and erosion in these areas.
